GemLife Kuluin is a over-50s lifestyle community delivering resort-standard living across a large-scale residential precinct on the Sunshine Coast. Murphy Construction was engaged to deliver structural concrete works across the development, operating within a high-specification build environment where finish quality, program coordination, and compliance with engineered design documentation were non-negotiable.

The project demanded consistent execution across multiple work fronts, with concrete scope spanning foundational systems, reinforced slab construction, and finished pathway and amenity infrastructure.

Structural slab & reinforcement systems

Concrete works included the installation of reinforced slab-on-ground systems across residential and communal areas of the development. Reinforcement mesh was laid and tied to engineer-specified layouts, with starter bars, edge thickening, and penetration allowances incorporated throughout. Slab pours were coordinated to align with broader construction sequencing, maintaining pour quality and surface finish standards consistent with the premium nature of the GemLife product.

Elevated concrete works

Structural columns and elevated slab elements formed part of the concrete scope, requiring careful formwork placement and reinforcement continuity between levels. Works were executed to structural drawings with attention to load transfer, bearing capacity, and post-pour inspection compliance — ensuring structural integrity across above-ground building elements within the resort precinct.

Amenity infrastructure & finished concrete surfaces

Beyond structural scope, Murphy Construction delivered pathway systems, driveways, and finished concrete surfaces throughout the communal amenity areas of the development. These works required a higher standard of surface finish and alignment with the landscaping and civil program — reflecting the resort-level expectations of the GemLife brand and its end residents.
